Salient features of architectural and structural design The Plot being narrow, tapering from 11.50 m at the front to 9.25 m at the rear, the layout had to balance the Client’s requirements and the Building regulations. The building layout which emerged managed to comply with all regulations and provide the client with all
expected requirements due to the support from the RCC Consultant’s willingness to design and corroborate a cantilever of 3 meters and 9 meters in height.
The building consists of a Basement devoted to parking, with an open space at the rear housing the Electrical Transformer & Diesel Generator. The ground floor is a Commercial space with double height for a mezzanine.
The First & Second Floors are combined to cater to the office of our client. The Third floor houses the Conference facility for the office as well as a Studio Apartment.
The Cantilevered portion was punctured with Voids, as per building norms, to provide for light and ventilation, and served the purpose of reducing the load on the cantilever.
The outer surface of the building was finished with Architectural Glazing and ACP cladding to reduce the load on the cantilever.
Salient features of construction
Architecturally the building reflects a modern look given the usage of glass and metal in the building façade. The Entrance has been embellished with Exposed Laterite Stonemasonry to reflect the Local Goan identity, and the gates have been fitted with Local wooden planks, even though they are remotely operated.
Every attempt has been made to fit in the Client’s requirements and ensure the least amount of maintenance wherever possible. Stainless Steel has been widely used for Railings for Staircase and Balcony. A high-speed Elevator has been installed to ensure easy access to all floors.
Smoke Detectors placed at all spaces are augmented by strategically located Fire Extinguishers. Sump of adequate capacity has been built in the open space at the rear and supported by overhead surface water tanks. Finishes used on the external surface are varied, and range from Architectural Glazing, ACP Cladding, Aluminum Louvers and High-quality External Paints.
The Cantilever portion was covered at the bottom with cement-based wooden planks to ensure an even and aesthetic visual.
Special features & Innovative construction materials and technologies used, if any External and Internal Masonry on the Cantilever portion was executed using AAC blocks from ULTRATECH. This helped in reducing the load on the cantilever. Architectural Glazing and ACP Cladding also reduced the load on the cantilever. Voids created in the Cantilever portion assisted in locating all Air-Conditioning Outdoor Units within a Louvered space. All Plumbing work was also confined to the Voids. All voids are provided with a Steel Deck to allow for easy access for maintenance on each floor.
